OBJECTIVES and PHILOSOPHY
Cornerstone's main goal as a management agent is to provide the Association with the best possible environment, enhance property values, and apply good business techniques to the daily affairs of the property.
We feel communication is an essential ingredient to accomplish our goal. Along with direct liaison with the Board of Directors, we promptly respond to every homeowner's concerns. We typically respond to written correspondence with a letter; in turn telephone calls are returned as soon as possible. Cornerstone maintains a 24-hour answering service and maintenance personnel are on stand-by for immediate dispatch to urgent situations.
Our staff of well-experienced property managers are problem solvers. They have gained their experience from the management of large and small projects. Most associations share some very common interests, but each has its own priorities and concerns. Recognizing this, CPI's managers provide the best possible services within the association's budgetary limitations. Our managers inspect the property as if they were an owner and look for anything that might give an owner a negative impression of the property. The manager then sees that the problem area is taken care of promptly.
Cornerstone has the ability and automation to provide any type financial reports and analysis the association may require. We are very proactive in assessment collection and very prudent in expending association funds. A separate checking account is maintained for each association, there is no co-mingling of funds. We maintain, in-house, the ability to handle all areas of delinquency collection. We can mail certified letters, file liens, file small claims actions, file for judgments and collect on judgments, including debtor’s exams. We have a TRW credit machine in our office for collection actions and a computer application that gives us access in our office to all property records from Maricopa county.
We are quite proud of our maintenance division, with our contractor's licenses no task is too big or too small for them to tackle. This gives our managers an efficient, cost effective way to respond to most any problem. Our experience also adds to our ability to supervise other contractors, we monitor each contractor's performance to the best interest of the association.
